Finding vacant land can be as easy as riding down a road that you haven’t in awhile, going to an auction for foreclosure or looking through your local newspaper. Most land costs drop the closer you get to the Country, so the farther away you are to the city, the cheaper the land will be. Most people buy land because they can do whatever they want to it, within reason. There are a few considerations that you may want to be aware of when buying your own land, you may have to check with your local authorities before you can even decide to buy it, because if you plan to build anything you have to make sure its legal. The other things to consider are smells and sound, natural hazards, elevations, easements and utilities. Some examples of each of those would be smell and sounds, would you want to live where there is exhaust fumes or animal odors and if you want to hear vehicles or farming equipment. Natural hazards would be, if the land you are wanting to buy has a soil problem, flooding problem and is there natural fire hazards. Elevation would be is this land on a hill; can you build on a hill?? And again could there be flooding problems. Easement would mean that you would have to drive across someone else’s land to get to yours. Utilities, can you get power, water and septic easily run on your land or would you have to have a special way of doing it. Appraisal is the last thing you may want to do appraisal help you know how much your land is worth at the time of buying it, and let you know how much to offer the current owner.
